Project Overview
The James Center Office Complex, consisting of four office towers and the OMNI International Hotel, occupies a three-city-block area in the heart of downtown Richmond. The buildings range from 20 to 35 stories with two to four levels of below-grade parking. The site was within a portion of Richmond's old canal boat turning basin, which was backfilled in the 1800s.

The perimeter of the site, including all surrounding surface streets, was supported by H-beam and woodlagging sheeting. Perched ground water was managed by pumping from sumps during foundation construction. Schnabel was able to provide recommendations for high rock bearing pressures, reducing foundation costs. In addition, a backup remediation system was incorporated into the subdrainage design to handle petroleum contaminated ground water.
