Project Overview
The proposed facility includes a six-story office building with a basement, a five-story office building, and a five-story parking garage designed to hold 1,200 cars. This project provided Schnabel with a unique challenge due to both an aggressive construction schedule and the complicated geological conditions underlying the site. The corporate offices and parking garage were constructed on a steeply sloping site. With only 30 feet between the office buildings and the garage, a 30-foot vertical change in grade had to be accommodated.
Schnabel’s services included a geotechnical engineering study for the approximately 4.2 acre site. Schnabel designed a 30-foot high, near-vertical MSE retaining wall, at significant cost savings. The segmental block retaining wall not only addressed the problem associated grade changes at the site, but also allowed for the independent and concurrent construction of both structures.
Due to the highly variable and pinnacled rock conditions beneath the garage, deep foundations were not considered to be a cost effective and constructible foundation alternative. Schnabel recommended low mobility grouting beneath strip foundations, which were constructed successfully.
